<p>You must have a cash flow system</p>
<p>Systems are important if you&#8217;re going to get into the real estate game.  I talked to a lot of investors every week and I like to share one of there thoughts and what their saying about the market.</p>
<p>I got a call yesterday from a couple I had had dinner with about three years ago and I know they were investing in a different area. He told me that the system there was weak and that the numbers were not what they had told him. He also said they did not have a system set up to deal with the day to day issues with his properties. I have a conference call with him on Tuesday night so he can start investing in the rooftop investment area with our state-of-the-art system.</p>
<p>Our system is a detailed way for you to make money in real estate we understand that there are many different facets to owning a investment property. First and foremost is the buying and the rehabbing of the property which we do. We have in-house construction and in-house license real estate agents that understand what type of properties we need for clients and the areas we want to buy them in. We do not buy in some areas because of the deterioration of that area. Every city has bad areas and you need to know what those areas are and make sure that your not in them. Just because they&#8217;re very cheap doesn&#8217;t mean they&#8217;re good deal, even when the market turns around you may not really have any equity in these types of areas.</p>
<p>The other part of the system is the management and maintenance of your property.   Investors seem to forget about this when their purchasing investment properties, they get all excited on the deal and do not check out if there is a system in place to manage and maintain the property. That&#8217;s where we come in we are a company that has those systems set up for our investors. Management and maintenance can be a long drawn out thing if you do not have the right people doing it. We have a state of the art marketing department that keeps are properties filled and cash flowing. Our management team deals with all the details on leases and picking up your rent. We are constantly combing the areas for better deals on heaters, water heaters, and all the other things essential to maintaining your investment property. We go over every quote that is given to our investors before they get them.</p>
<p>So when you&#8217;re getting ready to buy a cash flow property or investment property then please make sure you have a system set up to handle your property in the event there are problems. There is no investment property that won&#8217;t have some minor issues at least that will need to be addressed.</p>

<p class="MsoNormal">Another service we offer is utility turn on. That sounds like an easy thing to do but it takes hours sometimes on hold with these utility companies. We take care of all the utilities gas electrical and water when we first start our construction. This is a very important aspect of your investment property also because of the different temperatures in this region. For example last week we purchased a home in Cleveland Heights and we had to get the heat turned on immediately because of the cold. This will sometimes bust your water lines and damaged the home. This is another service that we offer our clients to make sure this does not happen.</p>
<p class="MsoNormal">With our in-house property management team we can always have our fingertips on information for your property. Every Thursday we have a property management meeting and go over all the properties and how we can make more money for clients with the properties. An example would be our marketing program. We have a separate division just to market your properties and make sure their cash flowing at all times. This is another important aspect for you as an investor to maximize your profit and we understand that. Our vacancy rate as of the writing of this blog post is 5%. We do over $1 million a year in gross rent in the Cleveland area.</p>

<p class="MsoNormal">Another service we offer is utility turn on. That sounds like an easy thing to do but it takes hours sometimes on hold with these utility companies. We take care of all the utilities gas electrical and water when we first start our construction. This is a very important aspect of your investment property also because of the different temperatures in this region. For example last week we purchased a home in Cleveland Heights and we had to get the heat turned on immediately because of the cold. This will sometimes bust your water lines and damaged the home. This is another service that we offer our clients to make sure this does not happen.</p>
<p class="MsoNormal">With our in-house property management team we can always have our fingertips on information for your property. Every Thursday we have a property management meeting and go over all the properties and how we can make more money for clients with the properties. An example would be our marketing program. We have a separate division just to market your properties and make sure their cash flowing at all times. This is another important aspect for you as an investor to maximize your profit and we understand that. Our vacancy rate as of the writing of this blog post is 5%. We do over $1 million a year in gross rent in the Cleveland area.</p>

<p class="MsoNormal">These types of buys do not come around very often, that&#8217;s why I decided to set up a small investment club that would consist of only five investors. The benefits of this club would be getting deals that do not come around too much. The example above came from a estate deal, I have a guy bird dogs these type of estate situations.</p>
<p class="MsoNormal">There are many different types of real estate in the market, let me say before I get started that they are the same type of properties I usually buy anyway.  Just different types of ways to get them. I currently have a offer on a deal in Euclid for $10,000. This property will cash flow $600 plus a month. These are the different types of deals you can get in this market. These are the type of properties that real estate guros charge you thousands of dollars to find.

<p class="MsoNormal">So if you&#8217;re ready to get the best deals on the planet in my opinion then you need to join this club. We are really only taking five members that&#8217;s it. There is a minimal fee for this preferential treatment it is $1000. Not much to get these type of deals.</p>
<p class="MsoNormal">Getting the deals takes a lot of legwork and effort on our part. We will look at 30-100 properties before these type of deals come up. Sure our regular deals are great we average 14% – 21% in our rental returns on our properties, but there are a few properties out there that no one ever sees in those are the best deals on the market.

The  $13,000 home I was telling you about will rent for $950 a month in the total investment is it right around $42,000 after rehab. That&#8217;s a 16% return on net cash flow loan. It also gives the investor a better equity position due to the lower cost of the investment property.</p>

<p class="MsoNormal">Recently bought a house in Cleveland Heights Ohio for $13,000, this house was in a great neighborhood and street. I have some pictures here so you can see what I&#8217;m talking about.</p>

<p class="MsoNormal">These types of buys do not come around very often, that&#8217;s why I decided to set up a small investment club that would consist of only five investors. The benefits of this club would be getting deals that do not come around too much. The example above came from a estate deal, I have a guy bird dogs these type of estate situations.</p>
<p class="MsoNormal">There are many different types of real estate in the market, let me say before I get started that they are the same type of properties I usually buy anyway.  Just different types of ways to get them. I currently have a offer on a deal in Euclid for $10,000. This property will cash flow $600 plus a month. These are the different types of deals you can get in this market. These are the type of properties that real estate guros charge you thousands of dollars to find.

<p class="MsoNormal">So if you&#8217;re ready to get the best deals on the planet in my opinion then you need to join this club. We are really only taking five members that&#8217;s it. There is a minimal fee for this preferential treatment it is $1000. Not much to get these type of deals.</p>
<p class="MsoNormal">Getting the deals takes a lot of legwork and effort on our part. We will look at 30-100 properties before these type of deals come up. Sure our regular deals are great we average 14% – 21% in our rental returns on our properties, but there are a few properties out there that no one ever sees in those are the best deals on the market.

We have people they call us daily with deals, we take very few of them but there area few that are great deals. The  $13,000 home I was telling you about will rent for $950 a month in the total investment is it right around $42,000 after rehab. That&#8217;s a 16% return on net cash flow loan. It also gives the investor a better equity position due to the lower cost of the investment property.</p>
