Let me know if you have received the checks for the rehab work on 456 Center Road. It’s great that the property was lease optioned out so quickly…..looking forward to the rental income. I bought a home with Rooftop Profit Max back in December 2009. Since then they have fixed up the home and I have a tenant with good cash flow. The home cost $18,900, fix up was about $21,000. The home should be worth about $90k and rent is currently $925/month. The home is in Shaker Heights, OH. Overall I have been very satisfied with the Rooftop Investments.
I live in AZ and was initially very hesitant to buy a home out of state but this home is working out great. I visited the area prior to making my investment and was very impressed with what the Rooftop team is doing. They picked me up at the airport and took me on a tour of the area before I even made any purchase. I plan to refinance the home soon and cash out about $60,000. Even with the cash out refinance I will still cash flow about $100 per month.

“I am a first time investor and met Brett Young in late 2007. My son and I bought a Triplex in Kokomo. Our initial investment was approx. $12,000. 50% of this was the down payment and 50% was fix-up costs. Our appraised value is now at least $25k more than what we paid and our monthly cash flow is over $500. The Property Manager is excellent and sends me weekly reports on renters etc. as well as a monthly summary and a check.
There are several key points on why this has been a great investment and experience, AND why I am doing more with the Rooftop Team:
1. Minimal Time: Brett and his team saved us countless hours by setting us up with financing people, property management, maintenance-fix up contractors etc. They stay on top of all aspects.
2. Brett set us up with Ravi who handled insurance as well as gave us great advice and peace of mind
3. We only made one trip to Kokomo, but still never saw the actual property
4. The cash flow will pay for my out of pocket costs in about 14 months
5. I have a 60 hour a week full time job but am now spending less than an hour a week on this property and that includes the time it takes to get to my mail box and the bank to deposit my income check.
